What the local designer model is

You meet, they quote, they build, you approve, it launches, you pay. The site is usually on WordPress, sometimes Duda, Squarespace, or Webflow. Quotes for a park site run from about $3,000 for a small builder to $15,000 or more for an agency. Hosting is separate, $5 to $50 a month. Changes after launch are hourly, commonly $75 to $150, or part of a maintenance plan at $50 to $200 a month if offered.

Good designers do good work. Many park sites we replace were well built the day they launched.

Where a local designer works for a park

• You want to meet the person. Some owners want a local relationship, and that is worth something.
• You have an unusual site. A park with a store, a marina, event rentals, and a long-term community may need custom work that a service model does not fit.
• You will pay for maintenance. A designer on a monthly retainer who returns calls is a fine arrangement.

Where a local designer falls short for a park

• The relationship ends at launch. The invoice is paid, the designer moves to the next client, and the site is current as of that day. Rates change in May. Finding the designer, waiting, paying hourly, or not bothering is how a 2019 site shows 2019 rates in 2026.
• They build for many businesses. A designer who did a dentist last month and a roofer next month builds a park site from general principles. They do not know that a gateway park's first sentence is the distance to the entrance, or that town pages for every nearby city now get marked down.
• Hosting, security, and backups are yours. Or they are the designer's, until the designer stops answering.
• Search is a line item, if it is there at all. Many builds set page titles once. The listings and reviews work that puts a park on the map is rarely part of a build.
• The up-front cost. $3,000 to $15,000 before the first booking, versus nothing up front with us.
• Ownership is inconsistent. On WordPress you own everything. On Duda you may own nothing. Ask before signing.

What the real cost looks like

Over three years, a $6,000 build plus $25 a month hosting plus a couple of hourly changes a year comes to roughly $7,500, and the site is three years stale by the end. A designer on a $100 a month retainer brings it to about $10,000 and keeps it current, if the designer stays.

Ours over three years is $3,060, or $2,550 paid yearly, with the build, hosting, security, monthly changes, the booking connection, and search setup included, and the site owned by you. Twelve months minimum, then month to month.

When to choose a local designer anyway

If your park needs custom features beyond a website, or you have a designer on retainer who returns calls and knows parks, keep them. If you have a designer-built site that is frozen, we rebuild from it, keep every page address with redirects, and move the domain. On WordPress or Webflow the content exports cleanly.
